Energy Modeler

Job Title: Energy Modeler

Job Description

Basic Function:
Energy Modelers use their expertise in reviewing and evaluating construction documents to calculate energy usage for 179D Energy Studies. They work in conjunction with the client, the sales team, and the rest of the Energy Department to formulate an accurate, timely analysis of the project.

Principal Responsibilities:

  • Perform energy modeling for 179D Tax Deduction purposes.
  • Review architectural, mechanical, electrical plans and specifications to evaluate energy efficiency in comparison to ASHRAE 90.1 Standards.
  • Collect and analyze document data related to energy usage in the categories of HVAC, building envelope, and lighting.
  • Calculate building areas and analyze energy modeling results for accuracy.
  • Prepare job specification forms and reports for building models, such as heating and cooling system upgrades, lighting fixtures installed, insulation ratings, glazing values, etc.

Skills/Qualifications:

  • Bachelor’s Degree in Mechanical Engineering or a related field
  • Knowledge of Trane TRACE 700 software is a plus
  • Ability to read and understand architectural, mechanical, and electrical plans and specifications
  • Strong computer skills with Microsoft Office, PDF editing software, and AutoCAD or other drafting software
  • Ability to multitask on numerous project portfolios in a fast-paced environment
  • Excellent communication skills

Construction Estimator

Engineered Tax Services is seeking qualified individual for full time employment to do cost estimation work for commercial buildings. Person should have experience using RS Means or Marshall Swift to estimate the replacement costs of commercial properties in great detail. Job is for full time employment which includes pay up to $14-$17/hr with benefits. Construction and computer knowledge are important.

Senior Cost Segregation Engineer

Job Title: Project Engineer – Senior Manager
Department: Cost Segregation

Basic Function:
Cost Segregation Department Project Engineer – Senior Managers work closely with the VP of Engineering, Sales Team and Clients to gather the necessary information to produce a complete and accurate Cost Segregation Study in a timely manner. Individuals in this position work diligently to foster and cultivate a strong working relationship with all Clients and Sales Team to ensure that they have a positive experience. The main goal of this position is to maximize the potential benefit for each Engineered Tax Services Client.

Principal Responsibilities:

  • Assists the Sales Team with technical questions
  • Assists Project Engineer – Associates with technical questions to ensure that the most benefit is achieved for each subject property
  • Compile and interpret all information provided by the Client and/or Salesperson
  • Directly interact with clients, architects, engineers, and contractors in order to facilitate data collection and the reporting of findings
  • Maintain good communication to ensure client satisfaction
  • Schedule inspections
  • Book travel by ensuring that the expenses remain under budget
  • Photograph the subject property building and components to document condition
  • Conduct a physical inspection of the subject property
  • Prepare quantity takeoffs from blueprints, construction cost estimates and forensic construction cost analyses
  • Identify unit costs and determine appropriate tax class life for each component of the subject property
  • Review and analyze construction project invoices and cost documentation
  • Prepare detailed analyses of building construction project costs and capital asset valuations (cost segregation studies)
  • Compile notes for the Data Entry Associate or input take-off data into the estimating software program
  • Create Engineering Schedules
  • Create Depreciation Schedules
  • Calculate Depreciation expense
  • Create Tax and AMT Projection Schedules
  • Reconcile tax schedules to engineering schedules to prepare depreciation reconciliation
  • Prepare 481a adjustment calculation and 3115 documents
  • Compile a written narrative describing the subject property in detail
  • Generate pictorial narrative for subject property building and components
  • Review project records and information for accuracy and completion
  • Document all expenses and timesheet for each project on the Cost Segregation Checklist
  • Assemble full report
  • Ensure that all project files are kept in folders and saved to the server upon receipt
  • Inform Director of Operations and Director of Administration when projects reach a milestone
  • Ensure that deadlines, expectations and goals are met for each project assigned

Skills/Qualifications:

  • Must pass Level I Cost Segregation Testing
  • Must have high end customer service skills with clients, team members and directors
  • Must have outstanding communication skill and achievement of project management
  • Must have extensive Cost Segregation Experience
  • Must have extensive Engineering Experience in both HVAC and Electrical systems
  • Must be able to read and evaluate construction plans
  • Must be able to do take-off on all types and categories of construction drawings
  • Must know how to allocate assets into the appropriate class lives
  • Must be highly organized
  • Must be able to manage time effectively
  • Must be able to ascertain scope of project
  • Must be able to read and decipher Depreciation Schedules and other Cost Compilation Documentation
  • Must be knowledgeable in the field of Cost Segregation
  • Must be able to work independently
  • Must be able to train personnel
  • Analyze and prepare 162 maintenance studies
  • Analyze and prepare 263a repair studies
  • Analyze and prepare 168 Disposition studies
  • Big 4 experience is helpful
