The cost segregation benefit included a 49.03% reclassification of 39-year depreciation class life assets into 5 year class life. These results are about 50% greater than the typical office building due to the fact that this did not include the building components such as concrete slab on grade, concrete or wood exterior walls, exterior doors, windows and built up roofing components. The resulting benefit included an accelerated tax deduction of $1,808,546.25 out of a $3.7 million basis for the tenant.
